Client: Florida Retail Federation

Project: 12 story building on a 60' x 105'' partial across from Tallahassee City Hall

Cost:
$14 million (estimated)

Status: Design Development

Delivery: Bid

Description: Site is adjacent to a preservation district but across from the modern city hall and in the shadow of Edward Durell Stone's modern 22 story Florida Capital. Client wished to explore 3 schemes - a 2 story, a 6 story and a 12 story scheme for this particular site.

Over the course of 5 days, I developed 4 designs ranging from the traditional building shown here to an extremely modern design. All designs were modeled in detail, rendered with alternate colors and developed with their associated floor plans. 12 schematic floor plans were provided showing various retail configurations, various office floor layouts, various conference center layouts and penthouse layouts.

Client opted for this traditional 12 story scheme which is currently being developed.

Stacked irregular rectangles (rhomboids). Structurally tricky but doable. And certainly dramatic. Imagine a skyline of these pups.

Alternative 12 Story Scheme:In this very conservative market, I've found that if you throw something zany in the mix with certain clients, the effect is they raise their bar a tad. That might mean that they would actually consider a building without columns and pediments and cornices and dental molding. Didn't happen in this case but it's always worth a try.
